Our Design Process

1. Initial Meeting

Our initial meeting is all about you. This session is dedicated to understanding your needs, your budget, and any concerns you might have.

We’ll take you through our approach to managing every aspect of the design and construction process.

Feel free to bring along details and inspiration about your new home, from platforms like Houzz, Pinterest or any rough sketches or clippings from magazines.

2. Feasibility

Now engaged, we begin the process by conducting a site feasibility assessment which sets the stage for what can and can’t be done.

This is an examination of necessary consultants, a detail survey and levels, an evaluation of services, and an assessment of any easements or planning overlays.

Furthermore, we explore all the opportunities to maximise views and determining the optimal orientation for your residence.

3. Design Brief

Our briefing session is about understanding your new home’s needs. We’ll discuss what works in your current home and what doesn’t.

We’ll explore your inspirations and specific needs like a dedicated art space, laundry requirements, or a provision for a future lift.

Every detail helps shape a design brief reflecting your unique lifestyle. This brief ensures clarity and alignment with your vision.

4. Concept/Design Development

Our building designer will present the initial concept to you, allowing for minor adjustments before moving to the Design Development Stage.

Here, we refine the building’s form, finalise elements like the facade and cladding materials, and use 3D modeling to visualise the design.

Throughout this process, we remain committed to finding the most cost-effective approach to building your new custom home.

5. Costing Transparency

We maintain transparent communication regarding costings throughout the entire design process.

Once your floor plans, elevations, energy rating, and preliminary engineering are finalised, we furnish you with a detailed specification and a subsequent quotation.

You receive this quotation before we proceed to the final working drawings and engineering stage, ensuring clarity and confidence in the financial aspect of your new custom home.

6. Working Drawings

By now, we will have settled on the final design documentation and will now begin preparing all the final paperwork including final engineering, working drawings and a contract package for building permits.

We will present you with your contract package and will take the time to explain all documents.

Once you’re happy with everything, you can then sign the documentation and pay your 5% deposit.

7. Town Planning/Building Approval

Navigating through development applications and securing building approval in can be a daunting and sometimes frustrating task.

We take on the responsibility of managing these applications while ensuring that your plans adhere to Council’s stringent building codes and regulations.

With our expertise you can be rest assured that your project should advance smoothly, allowing you to concentrate on realising your vision without unnecessary hassle or delay.

8. Interior Design

Our Interior Designer will guide you through every step of selecting interior and exterior elements.

From tapware and tiles to fireplaces and cabinetry, our interior designer collaborates with you to ensure that all documented inclusions align perfectly with your vision.

Once all selections are finalised and any adjustments are made, this stage typically indicates that your approved building permit is imminent.

9. Site preparation

After any required site preparation, the meticulous process of constructing your new custom home commences.

Your supervisor will maintain regular communication with you and schedule meetings as needed to keep you informed about the progress.

Throughout the construction phase, you’ll be expected to make timely progress payments in accordance with the regulations outlined by QBBC.

10. Completion

Your new Custom Home is complete. We will conduct a practical completion inspection. You’ll inspect your home, noting any minor issues on a checklist signed by both parties.

During this time, you can settle your final account as we prepare for the handover process and arrange to give you the keys.

We provide a comprehensive handover package that ensures you have everything needed to enjoy your new custom home.
